LLC provides one-stop services for residential or commercial
developers. For a typical residential development we offer the following
services:
- Suitability analysis
of land for intended use (density, topography, utility availability,
access)
- Preparation of
concept sketches / layout studies
- Preparation of
zoning package, coordination and negotiations with regulatory authorities
- Coordinate preparation
of boundary survey
- Prepare annexation
package
- Attend / conduct
neighborhood awareness meetings
- Attend / represent
client at public hearings (Planning Commission, City Council or County
Commission)
- Assist in obtaining
Georgia Department of Transportation access authorization
- Assist in obtaining
off-site utility easements
- Meet regulatory
staff to walk site for evaluation of drainage, traffic, and arbor
issues
- Coordinate aerial
topographic survey, perform ground-run control and verification
- Obtain wetlands
delineation, perform survey of limits
- Obtain archeological
survey and report, soils / seismic survey, and environmental assessments
- Determine existence
/ extents of State waters, or jurisdictional tributary buffers
- Prepare Preliminary
Plat, obtain regulatory approvals
- Prepare final
engineering designs and drawings, attend technical review sessions,
obtain regulatory approvals, file necessary agreements and documents
to assist the developer in obtaining a land disturbance permit
- Prepare NPDES
designs, prepare Notice of Intent to be filed by the Developer with
Georgia DNR EPD
- Perform construction
staking (format and schedule to be coordinated with the Developers
Contractor)
- Perform as-built
investigation and documentation of improvements, prepare record drawings, submit and obtain
approvals
- Coordinate preparation of final
Plat of subdivision development for recording at the County Courthouse
(coordinated with RLS)
Commercial, industrial,
and institutional development is similar. A Preliminary Plat is usually
not required, and a Final Plat is not required unless subdivision of
land is involved. As-built and record drawings are
not required unless infrastructure improvements are being dedicated
for public agency operation and maintenance. The exception is stormwater
detention basins, and regulatory authorities often require certification
that the basin will function as designed.
